As demand continues to outstrip supply, with an estimated 19 buyers for every home coming to market, competition for property is fierce. Many sellers won’t accept viewings unless the buyer isn’t in a chain or a cash buyer. This was the dilemma Ruth, and son Martin, faced when they found their dream flat but hadn’t sold their own home.
Downsizing to a more manageable property
Ruth, who lived in her Plymouth family home for many years, decided it was time to downsize and move to a property that was more manageable. Martin had moved into his mums house a few months earlier and not wanting to leave the area they knew and loved, Ruth put her property up for sale via 2 local estate agents and began the search for a new home for them both locally.
Within a week, the ideal flat came to market with a local agent in Plymouth, who was also the agent marketing their own property. But, with their own home still on the market and the owner of the flat asking for cash buyers, Ruth and Martin turned to Lucas at the agency to find out how he could help them secure the flat they wanted.
“We found the perfect flat we wanted to buy, but as there was little interest in our own house, we worried the flat would be snapped up. We were told by the estate agent that there were multiple viewings already lined up for the flat, so knew we needed to sell quickly,” explained Martin.
Becoming a chain-free cash buyer
As interest in the flat was high and the flat owner wanting a cash buyer, Lucas recommended Ruth and Martin to contact Spring. Lucas explained this option would enable them to get the guaranteed quick sale needed and become the chain-free cash buyer the vendor was looking for.
Taking the advice from Lucas, Ruth and Martin contacted Spring to get the ball rolling
. “We felt very comfortable from the onset with Spring, they explained the process well and I was particularly reassured by their Spring Price Promise.”, said Martin.
Knowing the sale of their home was guaranteed with Spring and no risk of falling through, the owner of the flat accepted an offer, and a completion date was set. “
We were delighted when Lucas called and told us our offer had been accepted. The sale began quickly, and Spring’s panel solicitors were great. All of the team were so supportive, Sharon at Spring in particular went above and beyond for us”, said Martin.
Making the move easier
A popular feature of Spring’s homebuying service, is the ‘license to occupy’. This feature gives homeowners up to 14 days post completion to access their property helping make the transition from one property to another much easier, especially when downsizing from a larger home.
“We weren’t looking forward to the move at all, but it was really helpful knowing what date we would complete on and when. Plus, having the added flexibility to access our house for 14 days whilst we moved out and into the flat, made the move a lot less stressful and gave us the time we needed to sort all our belongings”, explained Martin.
From Ruth’s initial contact with Spring, up to the day of completion, took just 3 weeks that matched the timeline of their onward move.
"Selling to Spring was so easy, plus they offered us above average for this type of service. The whole process was really quick and simple, I’d definitely recommend Spring to family and friends”, said Ruth.
All the Spring Team wish Ruth and Martin all the best in their new home.
